Some of the best places to wake up belong to people who never planned to run a hotel. Etnika works with landowners, hospitality operators and developers to place small, complete glass houses and cabins — hotel rooms that arrive ready — where the landscape is already doing the work.

Why it works

A finished hotel room that leaves the landscape untouched.

Our houses are completed in Estonia as whole modules, with the kitchen, bathroom, oak interior and fireplace already fitted. They rest on point foundations, leaving the ground largely untouched, and can be relocated if plans change. It is a considered way to bring hospitality to a site or add rooms to a destination guests already know.

We have built and operated our own houses on the Estonian coast, so we know what a season looks like from both sides: the guest's and the host's.

Landowner

Host a house

You provide a site with a view and access. We place, furnish and market an Etnika house on it and run the bookings. You earn a share of the revenue without becoming a hotelier.

Add rooms to your destination

You already run a resort, a spa, a farm stay or a vineyard. Buy or lease Etnika units and add a category your guests will ask for by name: a glass house by the water, a timber cabin in the trees.

Developer

Build a small resort

For larger sites we plan clusters of Signature and Zen houses around shared landscape, and can stay on as operator or hand over a running business.

What we look for

The house is small. The place has to be exceptional.

Signature's glass walls open the house to the landscape around it. We therefore look for places with something worth seeing and enough privacy to enjoy the view in peace. These are the qualities we consider first on every site.

  • A view: sea, lake, river, forest edge or open land
  • Privacy from neighbours and from the road
  • Year-round access for guests and for delivery
  • Electricity and water within reach, or a plan for them
  • A host who cares how guests are received

How a partnership starts

Four steps, and the first is an email.

  1. Tell us about the site

    Location, a few photos, what the land looks at, and how you imagine it being used.

  2. We visit

    We walk the site together, look at access and utilities, and talk through which model makes sense.

  3. Proposal

    A written outline: houses, positions, timeline, and the commercial terms of the partnership.

  4. Build and open

    We build the house in Estonia, deliver it and install it on site. We stay with you through the arrival of the first guests and beyond, if needed.
