FAQ
The questions we get asked most.
About staying in one of our houses, about owning one, and about partnering with us. If yours is not here, write to us and we will answer in a day or two.
Staying
A night or a week in the Signature glass house on the Pakri coast, an hour from Tallinn.
How do I book?
Choose Signature or Zen on the Stay page, then send your dates through that house's form, or email hello@etnikahome.com. We check the calendar and reply to confirm the details.
Is the form a confirmed reservation?
No. It is a request. The stay is confirmed once we have replied and agreed the details with you.
How many people can stay?
Each Signature has one bedroom plus an open living room, so it is at its best for two, and comfortable for a small family. Tell us how many of you there are in the request and we will say honestly whether it fits.
What is in the house?
An open kitchen with what you need to cook, a living room with a fireplace, a bedroom with linen, and a bathroom with towels. Firewood is provided. You bring food, drink and yourselves.
Can I stay in winter?
Yes, and many guests prefer it. The house is heated all year and the fireplace is lit in the evenings. Snow in front of a glass wall is a good reason to come.
Where exactly is it, and how do I get there?
At Tuultepesa in Alliklepa village, Lääne-Harju parish, on the coast facing the Pakri islands, about an hour west of Tallinn by car. Exact directions and a map pin come with your confirmation. Tallinn Airport is the nearest international airport; see How to get there.
Can I bring a dog?
Ask us in the request. We decide case by case, depending on the season and the house.
Can I stay in a Zen cabin?
Zen is our newest house and is not always available for stays. Mention it in your request and we will tell you what is possible for your dates.
Owning
Putting a Signature or a Zen on your own land.
What is the difference between Signature and Zen?
Signature is a 48 m² glass house on a steel frame with a kitchen-living room, a bedroom and a bathroom: a full home. Zen is a 19.9 m² solid-timber cabin with one open room, a stove and a compact bathroom: a retreat, studio or guest house. They are drawn to the same scale on the Own page.
How much does a house cost?
It depends on the configuration: glass type, cladding, interior fit-out, and where it has to travel. Tell us the model and the site and we send a quote with a clear breakdown. There is no obligation.
How long does it take?
Production time depends on the configuration and our workshop schedule. Your quote comes with a realistic timeline from order to a house on site, and we keep you posted along the way.
What do I need on my plot?
Access for delivery, a level position for point foundations, and connections for electricity and water (or a plan for them). We look at all of this with you before anything is ordered.
Does it need a building permit?
Rules vary by country and municipality. We provide the drawings and technical documents you need for an application, and can point you to what is usually required in Estonia.
Can I live in it all year?
Yes. Both houses are insulated, heated and used year-round in the Estonian climate, with a fireplace in the Signature and a wood stove in the Zen.
Can I change the layout?
The plans are fixed, which is what keeps the quality high and the price honest. What you choose is the character: glass from clear to mirrored, cladding, interior palette, orientation and terrace placement. See the Design page.
Can the house be moved later?
Yes. Each house is a complete module on point foundations, so it can be lifted and relocated if your plans change.
Partnering
Hosting an Etnika house on your land, or adding units to your place.
I have land with a view. Do I have to buy a house?
Not necessarily. In our landowner model we place and operate a house on your site and share the revenue with you. Details on the Partnership page.
What kind of site are you looking for?
Something worth looking at, privacy to enjoy it, year-round access, and utilities within reach or a plan for them. Sea, lake and forest-edge sites work best.
I run a resort. Can I add Etnika units?
Yes. Hospitality operators can buy or lease the houses and offer them as a distinct accommodation category. We deliver each house complete and help with installation and guest information.
Who do I talk to?
